North of Dommeldange the Alzette valley opens out and the city gives way to a sequence of communes that most international families never look at, largely because nothing directs them there. Walferdange and Steinsel are ten to fifteen minutes from the capital by train, they have village centres, forest on both flanks, communal schools and sports facilities that Luxembourg communes fund generously, and they offer the kind of house that is effectively unavailable inside the city at comparable money.

Walferdange and Steinsel: the Alzette valley communes north of the city

The shape of the valley

Walferdange is the closer of the two, immediately north of Dommeldange, comprising Walferdange itself, Bereldange and Helmsange. It is the more built-up and the better served, with a railway station, a substantial commercial presence along the main road, and the former university campus buildings that gave the commune a certain institutional character.

Steinsel lies further north, comprising Steinsel, Heisdorf and Mullendorf. It is quieter, greener and more residential, with a village grain and a strong communal identity.

Both are laid out along the valley floor and up the flanks, with the Grunewald forest to the east and wooded slopes to the west. The housing is predominantly houses on regular plots, with apartment development concentrated near the stations and the village centres.

What it costs

Prices in the northern valley communes sit below Luxembourg City and vary considerably by commune, by village within a commune and by the position on the slope. Reliable commune-level figures are published by the Observatoire de l'Habitat, and anyone comparing seriously should work from those rather than from a portal average.

The general position:

Getting to work

The northern railway line is the reason these communes work.

For anyone working near Gare Centrale, or on the tram line from it, the train from Walferdange is one of the better commutes available in the country. For Kirchberg, buses run reasonably. For Cloche d'Or the journey is long and involves a connection.

As everywhere in Luxembourg, the value of the station drops sharply once the address is a fifteen-minute uphill walk from it. Proximity to the platform is worth paying for here.

Everyday life

Both communes provide what a Luxembourg commune provides when it is well funded: communal primary schools, a maison relais, sports halls and pitches, a music school within the regional framework, a library, medical practices and the ordinary retail of a village.

The Grunewald forest and the Alzette corridor give both communes exceptional access to walking, running and cycling directly from the door, which for households with dogs and older children is a substantive daily benefit rather than a weekend one.

Social life runs through the clubs, as it does everywhere in Luxembourg, and in communes of this size that is the practical route into a local network. Families who move out here and join the football club integrate; families who commute in and out do not.

Who it suits, and who should look elsewhere

What changes when you leave the Ville de Luxembourg

Make one telephone call to the commune before committing. Ask about school registration, childcare capacity and hours. It takes five minutes and it changes housing decisions.

The house stock, and what it usually needs

Most of what comes to market in the northern valley is a house built between the 1950s and the 1980s, and the pattern is consistent enough to plan for.

The discount to the capital is real, and part of it is a renovation liability. Quantify that part before you decide how much of the discount you are actually getting.

Three questions we are asked about the northern communes

Is it worth leaving the city for?

For a family that needs space and has a commute compatible with the train, usually yes, and the difference in what the money buys is substantial. For a household split between Kirchberg and Cloche d'Or, or for anyone who values walkable urban life, no.

Walferdange or Steinsel?

Walferdange is closer, better served and more built-up, with the station and more commerce. Steinsel is quieter, greener and more village in character. Families who want convenience choose Walferdange; families who want calm choose Steinsel.

How do these compare with Eich and Dommeldange?

They are the continuation of the same valley, one commune further out. Eich and Dommeldange keep you inside the Ville de Luxembourg with its schools and services and a shorter journey; Walferdange and Steinsel give you more space and garden for the money. The dividing line is usually whether you want a house or an apartment.

Before you commit to the northern valley

Families who want a house with a garden and a commute that is not the Route d'Arlon should be looking at the northern rail corridor. It is the part of the map that international buyers most consistently overlook.

A useful way to test the shape of the valley is to run a normal-day scenario. For the question raised by “The shape of the valley”, the useful detail is not a generic list of advantages.

For getting to work, note what you can see, what you can measure, what you need to ask and what would be expensive to change. For the question raised by “The shape of the valley”, the useful detail is not a generic list of advantages.

A useful editorial test for everyday life is to look at the consequence rather than the headline feature.

Editorial note: Figures quoted are advertised asking prices and advertised rents, not notarised transaction prices, which are generally lower. Market aggregators reporting to early 2026 put the average advertised price in Luxembourg City at around €12,229 per square metre against a national average of about €9,391, and district figures move around that average by a wide margin depending on the source and the method. Treat every number here as orientation and ask us for a current figure on a specific street before you decide anything.
