The quiet luxury of a living room that is easy to use

A room that is admired and not used is a failure with good photographs. Ease of use is a set of specific properties, and most of them are decided before anything is bought.

What ease of use actually means

Four properties, and a room that has all four gets used daily regardless of how it looks.

Nothing needs setting up. Every activity the room hosts can begin within a movement or two.

Nothing needs protecting. No surface requires care that interrupts using it.

The reset takes under two minutes. The room can change state without a journey to another room.

It works in the conditions you actually have. Which in Luxembourg means on a wet Tuesday in November at five in the afternoon, not on a bright June morning.

The reset, which is a storage question

A living room in a compact apartment hosts several uses at different hours: children in the early afternoon on the two days a week many Luxembourg schools finish at 11:50, homework after 16:00, work, and adults in the evening.

It changes state two or three times a day, and where the transition takes more than two minutes it stops happening. The room then sits permanently mid-transition, which is what people experience as clutter.

The mechanism is entirely adjacency. Storage on the wall beside where things are used, closed rather than open. If clearing a surface means carrying things to a bedroom, it does not happen on a Tuesday evening, whatever anyone intends.

Surfaces that tolerate a household

A room where every surface is fragile becomes a room people are careful in, which is not the same as a room people use.

Upholstery with removable washable covers. A low table with a surface that tolerates being written on and wiped, since in most compact apartments it is also the homework and project surface. Flooring that can be cleaned, with a rug that can be lifted rather than a fitted covering.

Materials that improve with use are the clearest signal of quality and none of them is glossy: solid timber that develops a surface, wool that softens, unlacquered brass that darkens. Under Luxembourg's flat winter light, gloss reflects the ceiling as an even sheen and shows every mark, so matt is the practical choice as well as the durable one.

Light that suits every hour the room is used

The sun sets before half past four in late December and a large share of days between November and February are overcast. A room with one bright ceiling fitting has one state, and it is the wrong one for four of the five hours the room is occupied.

Three or four sources at different heights, switched separately, allow the room to be bright in the afternoon and calm in the evening without anything moving. Add a dimmable bulb and an in-line dimmer, which requires no wiring.

Count the ceiling points and socket positions at a viewing, since unfurnished Luxembourg lettings frequently come with bare fixtures or none.

The circulation route, which decides whether the room settles

Map the walk from the front door to the kitchen and to any balcony before placing furniture. A seating area on a route is interrupted every time someone crosses it, and that is what makes a room feel unsettled rather than the furniture.

Count the doors opening into the room and note their swings, drawn as arcs on any floor plan. A room with four doors has fewer viable arrangements than its area suggests, and the doors matter more than the square metres.

Acoustics, which decide whether an evening is restful

A hard room makes people raise their voices without noticing, and an evening in one is tiring. A rug with underlay, curtains hung outside the reveal, felt pads on every chair and table leg, and one soft surface on a wall.

In the converted townhouses that dominate Limpertsberg, Belair and the Gare district, those same measures reduce what carries to the neighbours below, which matters because complaints run from the syndic to the owner and then to the tenant.

Transmission from elsewhere in the building is not fixable by an occupant, since the structure and the floors between lots are common parts. That is why thirty seconds of silence with the window closed belongs in a viewing rather than in the first week.

Fewer and larger

The eye counts objects, and a room with fewer, larger pieces is legible at a glance. Legibility is what registers as calm and it is also easier to maintain: one large object on a surface reads better than four small ones and takes one movement to clear rather than four.

It is usually cheaper as well, since concentration costs less than distribution.
