What a Luxembourg apartment needs to support hybrid work

Hybrid work does not require a bigger apartment. It requires six specific conditions, all of which are checkable in a twenty-minute viewing and none of which appears in a listing.

First, establish how many days

The number is not always a preference. Around 230,000 people commute into Luxembourg for work, close to half of total salaried employment, and for them two independent thresholds govern the pattern.

The fiscal threshold for residents of France and Belgium is 34 days a year worked outside Luxembourg, with any partial day counting as a whole day. The German threshold has been revised and should be checked directly. The social threshold is separate: under the European framework agreement in force since 1 July 2023, a cross-border worker may telework up to 49.9% of working time and remain affiliated to Luxembourg social security, on request through an A1 certificate issued by the CCSS.

Two days a week is compliant socially and well beyond the fiscal threshold, which is the mismatch that catches people. Establish your own position with your employer before choosing an apartment around a pattern you cannot sustain.

Condition one: a position out of the circulation route

Map the household routes before assessing any room: front door to kitchen, kitchen to table, living room to balcony. A workspace on any of them is destroyed by movement more effectively than by noise.

Count the doors opening into each candidate room and note their swings, drawn as arcs on any floor plan. A room with four doors has very little wall that is both usable and out of the way.

Condition two: wall run

A desk needs enough width for a screen plus documents beside it, and storage needs an adjacent stretch of wall. Luxembourg apartments are planned efficiently on floor area and thin on internal storage, and unfurnished lettings frequently have no cupboards at all.

Measure the longest uninterrupted wall in each candidate room and every other segment between the door, the window and the radiator. A room with a door, a window and a radiator may have no wall long enough for a desk plus a shelf.

Condition three: side daylight

Position matters more than quantity. Daylight from the side is workable; from in front produces glare on the screen, and from behind puts you in silhouette on calls, particularly in winter when the interior is darker than the sky.

Check the orientation with a compass and the angle to the top of whatever faces the window. Above roughly forty-five degrees, a south-facing room on a low floor receives very little direct winter sun, when the sun sets before half past four in late December. Note the window head height against the room depth, since useful daylight reaches roughly two to two and a half times the head height into a room.

Condition four: sockets

Three light sources, a laptop, a screen and a charger need power in one place. Older converted buildings in Limpertsberg, Belair and the Gare district frequently have very few sockets per room, and unfurnished lettings often come with bare ceiling fixtures or none.

Count them and note their positions. A desk position with no socket within reach becomes a desk with an extension lead across a walkway, and anything wired requires the landlord's consent in a rental and, in an owned apartment, frequently the general assembly's authorisation for anything touching the building's common systems.

Condition five: acoustic position

Two problems, and only one is solvable. Reverberation, your own voice in a hard room, is fixed with a rug, curtains hung outside the reveal, felt pads and a bookcase behind the desk. Transmission from elsewhere in the building is not fixable by an occupant, since in a copropriété the structure and the floors between lots are common parts and improvement works require an absolute majority of all millièmes.

Stand in each candidate room with the window closed and stay silent for thirty seconds. Then locate the risers by noting where the kitchen and bathroom sit relative to the neighbouring lots, and avoid a desk against that wall or against the lift shaft.

Condition six: adjacent storage

The space has to become domestic again in under two minutes, which is a storage adjacency requirement rather than a discipline one. A shelf, drawer or box immediately beside the working position.

Everything beyond current use goes to the cave, which in most Luxembourg apartments is the only substantial storage. Measure it and check the base of the walls for damp, since a wet cellar stores no paper.

What this means for the search

None of the six requires a dedicated room, and none is visible in a listing. Together they mean the right question at a viewing is not how many bedrooms but whether one position in the apartment satisfies all six.

Most apartments have one. Finding it during the viewing, rather than after moving in, is what separates hybrid work that is comfortable from hybrid work that is endured.

Three questions we are asked

Is a second bedroom worth the extra rent? For five days a week frequently yes, and it widens the pool of future buyers and tenants, which affects how quickly a property moves. For two or three days a well-placed corner usually wins.

Does the household schedule matter? Yes and it is partly fixed. In many Luxembourg schools the day runs from around 8:00 to 11:50 with afternoons on Monday, Wednesday and Friday only, so the apartment is occupied from midday twice a week.

Which condition is hardest to fix afterwards? The acoustic one, because transmission is a permanent property of the building. It is the one worth weighting most heavily at the viewing.

Running the test in a twenty-minute viewing

The six conditions can be checked in the time an agent allows, provided you know what you are looking for before you arrive.

Walk in and map the circulation routes first, before looking at anything else. Then pick the two most plausible desk positions and test each: measure the wall run beside it, count the sockets within reach, note the compass bearing and where daylight arrives from, and stand silent for thirty seconds with the window closed. Finally, check whether there is a wall or shelf position immediately adjacent for storage.

Record the results the same evening for every property. After four viewings the apartment you remember as workable will be the one with the best kitchen, and the sheet is the only reliable record you will have.

Three questions we are asked

Does hybrid work justify paying more rent? For a better-organised apartment rather than a larger one. Wall run, light, sockets and acoustic position matter more than floor area, and they cost less.

What if no position satisfies all six? Rank them. The acoustic position and side daylight are the two that cannot be fixed afterwards; storage adjacency and sockets can be worked around at some cost.

Do the cross-border thresholds change often? They have changed in recent years and negotiations continue. Verify your own position with your employer rather than relying on a figure from a guide, including this one.

The one condition to weight above the others

If only one of the six can be satisfied, choose the acoustic position. Reverberation is a furnishing problem and transmission is a building problem, and in a copropriété the structure and the floors between lots are common parts that an individual cannot improve.

Everything else on the list can be worked around at some cost: light with lamps, sockets with an extension properly routed, storage with a box, circulation by moving the desk. Transmission cannot, and it will still be there when you come to sell or to hand back the keys.
