Location

Grund, Luxembourg City. The Alzette valley under the old town, two minutes from the Ville Haute by lift.

The Grund is the medieval valley quarter directly below the Ville Haute, inside the UNESCO-listed perimeter of the old city and fortifications. Stone houses, the river, the Neumünster abbey and the rock faces of the Bock give it a scale and a light that nothing else in the capital has. It is small, protected and almost entirely residential above the riverside.

Everything around you in Grund

Everyday shopping and food

The valley itself carries only a few small shops and a bakery, which is part of its charm. Everyday shopping is done in the Ville Haute, reached in around two minutes by the public lift at the Plateau du Saint-Esprit, or in the Gare quarter a short bus ride away.

Banking, post and administration

The Grund is part of the commune of Luxembourg City, and the Bierger-Center and the main banking and postal services are all in the Ville Haute directly above. The lift makes that a genuinely short trip rather than a climb.

Shops and services

Daily services are concentrated on the plateau above, while the valley holds cultural institutions, the abbey and its programme, and the network of paths that run along the river towards Clausen in one direction and the Pétrusse in the other.

Transport and connections

City buses run through the valley and connect to Hamilius and the station, and the public lift links the Grund directly to the Ville Haute. The Pfaffenthal-Kirchberg station and its funicular up to the tram are a short journey away, which puts Kirchberg within easy reach without a car.

Eating out and evenings

The riverside is one of the two classic evening addresses of the capital, with terraces along the Alzette and a concentration of bars and restaurants that stays lively at weekends. Streets away from the water are quiet, and the difference is worth checking at a viewing.

Green space and walks

The riverside path, the Rham plateau, the casemates and the Pétrusse valley are all on the doorstep, which gives the quarter one of the best walking networks in the city without leaving the capital.

The commune in practice

Every quarter below belongs to the commune of Luxembourg City, the country's largest commune and the one that handles registration, waste, resident parking and communal services for all of the districts we let in.

Registering your addressAnyone moving into the commune declares their arrival at the Bierger-Center, the citizens' office of the City of Luxembourg, within the statutory deadline that follows a move. You will normally be asked for an identity document, the lease or a certificate of residence from the landlord and, for non-EU nationals, the relevant residence document.
Waste and recyclingThe city supplies household and recycling bins to each building and bills the service through communal charges. Glass, paper and packaging containers are distributed across the quarters, and the city's recycling centre takes bulky items and everything that does not belong in a household bin.
Resident parkingThe City of Luxembourg operates resident parking by sector. If you bring a car, the residential vignette for your sector is applied for through the commune once your address is registered, and it is worth checking the sector before you sign anything if parking matters to you.
Public transportPublic transport is free everywhere in Luxembourg, on the tram, the city buses, the national bus network and second class on the trains. A commute inside the city therefore costs time and nothing else.
Schools and childcareCommunal fundamental schools are organised by quarter, while international and European schools, crèches and maisons relais are spread across the city. Places are requested through the commune or the school directly, and early enquiry is the only reliable strategy in a city growing this quickly.

Questions tenants usually ask

What documents are available before an offer?

The energy passport, the cadastral extract, the co-ownership documents where the property is part of a building, and the recent charges history. We send them before a viewing if you ask.

What costs come on top of the price?

Registration and transcription duties, notary fees and, in the case of a new build, VAT at the applicable rate. The exact figures are confirmed for each transaction by the notary before you commit.

Can you introduce a mortgage broker?

Yes. We work with brokers and with the retail banks, and an agreement in principle before viewing puts you in a far stronger position in this market.

Do you handle the sale process?

We handle the marketing, the viewings, the offer and the coordination with the notary through to the deed.

Is the property available to non-resident buyers?

Yes. There is no restriction on foreign buyers in Luxembourg, though financing conditions differ for non-residents.

Can I visit in the evening or at the weekend?

Yes, by appointment.
